Overview

The Seaboard Building, an existing historic landmark last renovated in 2000–2001 with updated MEP systems, is an 11-story mixed-use structure comprising commercial, office, and residential functions. The Seaboard Homeowners Association (HOA) includes 24 residential condominium units located on Levels 7 through 11. The lower levels feature diverse uses: the basement houses bank tenant spaces, storage, and utility rooms; Level 1 includes a bank, two retail spaces, the main entrance lobby, and additional storage; and Levels 2 through 6 are dedicated to office space. Residential units utilize natural gas for space and domestic water heating. The entire building is served by a rooftop variable air volume (VAV) air handling unit with a 257-ton evaporative DX condensing unit for cooling and two hydronic boilers (1,158 MBH output each) with system pumps for heating. Individual condo units use parallel fan-powered VAV boxes with hydronic hot water coils, offering efficient climate control.
